This Development Manager will coordinate all aspects of the Affordable Housing, LIHTC, Multifamily development process, including acquisitions, design, entitlements, financing, construction and marketing. The position is intended for individuals with a relevant degree and at least 2 years related experience. The DM will report to a Senior Development Manager or to a Vice President of Development. The position provides significant professional growth opportunities.
Duties and Responsibilities include the following: Create financial models, projections, and schedules. Coordinate Federal, State, and Local funding programs related to affordable, land acquisition. Additionally, Structure funding applications and negotiating proposals from third party professionals while Coordinating the design/entitlement/permitting process perform analysis of subsidy guidelines and the General Contractor procurement process plus track & report project issues. Further the Development Manager will facilitate lender due diligence and the financial closing with lenders, legal counsel, and other project team members. Further responsibilities include processing and tracking development expenses with accounting staff. Attend on-site construction meetings on a regular basis. Coordinate owner approval items – colors, finishes, etc. Process required owner items for Certificate of Occupancy – easements, meter contracts, etc. Additionally, this position includes preparing monthly construction draws with accounting staff + reviewing change orders and make recommendations to senior staff. Lead and track development leasing activities, including marketing strategy, concessions, expenses and absorption. Assist marketing efforts by facilitating office set-up, brochures, signage, while also coordinating loan conversion and final equity payments and reporting on the project status during weekly meetings with senior staff.
Qualifications: Must have tax credit Affordable Housing LIHTC development experience with strong financial and analytical skills within real estate development. Must have strong verbal and written communication skills and must possess advanced knowledge of Microsoft Office and Excel. Leadership experience and involvement in social issues are strongly considered. Compensation range is $80,000 to $140,000 ++++. Interested, please send resume to, recruiter@powerhour.com
